Who We Are
Clear Summit Investments is a vertically integrated outdoor wellness resort company. We're passionate about building lives of freedom & purpose, and we do that by acquiring, improving, and operating natural hot springs resorts and experiential glamping destinations across the Western United States.

We are not a firm that raises money and hands it to someone else to manage. We are the ones on the ground, asset managing the properties, overseeing construction, driving operational improvements, and building the portfolio ourselves. After 9 years, 55 deals completed and 24.2% average annual return across all projects -
we're still just getting started.
Meet Our Team
CEO | General Partner
Zander Kempf
Former US Army Captain and paratrooper with the 82nd Airborne Division. Supported Special Forces as their signal detachment commander with a nine-month combat deployment to Iraq. Eagle Scout. Grew up in rural New Hampshire. Chemical engineering degree from Bucknell University. Graduate certificates from Cornell and UNC Chapel Hill in commercial real estate and capital markets.
Started in real estate with a $9,000 down payment on a $45,000 house in Oklahoma City. Never visited the state. Still hasn't seen the house. Scaled to 23 multifamily buildings, sold the entire portfolio at peak COVID when multifamily stopped making sense, and pivoted entirely to outdoor hospitality. That contrarian call is why we are where we are today.
Achieved financial freedom by 27. Surfs, free dives, paraglides, rock climbs. Built Clear Summit not to grow a billion-dollar company but to create real freedom: financial freedom, freedom of time, freedom of location, and freedom to do work that actually means something.

Eric Rubenstein
20+ years in construction and development. Licensed commercial general contractor. 70+ house flips, 20+ land development projects. 10+ years specifically in the glamping space. Lives in an RV and moves project to project. Leads our in-house construction crew. Buys Airstreams at auction and renovates them in-house at approximately $60,000 all-in versus the $120,000 industry standard. Builds with nature, not against it.

Mitchell Rasor
30+ years in development. Harvard Master of Landscape Architecture. $3B+ in housing and mixed-use design. Led urban design and zoning for the Portland, Maine Eastern Waterfront, a $1 billion construction project.

Heather Hatcher
Originally from Arizona, Heather has spent her life chasing adventure and genuinely loves people. She has completed hundreds of miles of backcountry backpacking, and holds an active real estate license in the State of Hawaii.
Heather came to Clear Summit because she believes in what we are building and she brings that genuine enthusiasm to every investor relationship. Her job is not to close you. It is to make sure you have everything you need to make a great decision, and then to take care of you as a partner for as long as you are with us. If you have a question, a concern, or just want an update on how a property is performing, Heather is who you call.

Connor Schwab
Seven years in outdoor hospitality. Engineering background, MBA with a thesis on privatized camping. VP at Sage Outdoor Advisory, the leading outdoor hospitality consultancy in the country, where he oversaw 100+ feasibility studies. Co-founder of Sandy Vans, a luxury sprinter van company. Host of the Outdoor Hospitality Podcast.

David Wang
Previously CFO of I Love Vacations, a luxury short-term rental management company operating 800+ high-end homes before its sale to private equity for approximately $80 million. Brings institutional-grade financial leadership to a space that has historically operated without it.
