Antrim Commons
A historic preservation and adaptive reuse project. The 63,000 SF complex was designated as a historic monument. Combining historic tax credits with low income housing tax credits, 35 affordable apartments are being constructed, as well as 20,000 SF of commercial space. Units will be rented to individuals making 60% or less of the average income for the area.
At the center of the town's main street, this project is focused on serving the community. Numerous public hearings and information sessions were heard to ensure the site was developed in line with the needs and wants of the community. The construction will preserve the historic character of the building and sustainable features will be incorporated such as solar panels, geothermal heat system, rooftop garden, a river walk, and many more energy efficient upgrades.

Multifamily Portfolio
Over the last 5 years, Clear Summit has compiled a portfolio of New Hampshire multifamily properties. These stabilized 25+ multifamily assets is based on strong market fundamentals given the severe shortage of housing in the state.
Many of the buildings were purchased distressed or in need of renovation. Apartments are regularly upgraded to exceed market standards, creating rental products that are in high demand. Subsidized housing, such as Section 8, are welcomed and make up a large portion of the portfolio. Workforce and affordable housing is in high demand, and this portfolio strives to fill that need.

Due to high construction costs, market rate housing is often not possible to build, leaving developers with two options, luxury or subsidized. Since housing subsidy is limited, we made our own solution: create small footprint, affordably pricing housing using hyper-efficient engineered designs that we can do at a large scale.
